Small, sunny, private inlaw unit for DOG LOVER, reduced rent for dog help

This is a small, sunny, private inlaw unit on the ground floor of a single family residence in North Berkeley. It has a bedroom, walk in closet, bathroom and kitchen with an induction stove. It is an excellent neighborhood - safe and quiet. Near... North Berkeley BART, easy bus or bike ride to campus, or walk if you are into longer walks. Within blocks of amazing Monterrey Market, public pool, public running track, farmers market, Shattuck Ave Gourmet Ghetto, CVS and Safeway. Friendly neighbors and community feel; if you're baking a cake and need an egg, neighbors are happy to provide one. It is its own unit, but is inside a family home; my bedroom is right over the kitchen and we share the entrance door and renter may use the plant filled backyard sitting area, so I am looking for a quiet, responsible, friendly, female, dog lover. It is move in ready. It's fully furnished with brand new towels, new sheets and duvet cover, new Thuma bed, and is freshly painted. Kitchen is stocked with everything you could need (except sorry, no dishwasher). Wood floor in bedroom, tile in hall/bath. Utilities are included if you are not an energy hog - wash clothes on cold when possible, hang clothes to dry if sunny, basic stuff in this day and age. We are a friendly, solar powered, composting, progressive, internationally oriented, non smoking household and while the unit is its own separate unit, someone who embraces all that will be the best fit .We have had PhD students live in this unit for 20 years and we value having a cordial relationship with renters. Sabbatical, International grad students/post docs welcome. Rent is $1400 without dog help, or preferably $1,100 with dog help, including utilities. The dog is a 20 pound mix who loved the last renter so sits by the door to this unit with a broken heart. The dog care involves letting him hang out with you when I am not home, occasionally feeding him if I am out, walking him around the neighborhood twice a week. He really loves being in this room, so I am looking for a renter who would like the company when studying, cooking, etc. He is shy of new people at first, and once he trusts you, he is super cuddly and sweet. There is potential optional further rent reduction if you watch him when I travel for work. Optional monthly professional cleaning is about $80. Potentially open to renter with small dog if you're super responsible and dog is not a barker. Lease term is flexible - could be one month, all summer, to one year. Previous tenants stayed between a month to 5 years. If you're interested, please email me and tell me about yourself.
